“Our service is designed to allow you to assign us with the day to day running and administration of your property, alleviating you from some of the time consuming, yet critical responsibilities involved.”
The following information and terms of business applies if you are a Landlord intending to instruct us to fully manage your property.
From monthly rental collection to emergency call-outs, we undertake to provide you and your tenants with a fully comprehensive service, encompassing all areas of the tenancy.
As part of this service we shall:
- Market your property using a wide range of effective marketing channels
- Accompany all prospective tenants to viewings of your property
- Carry out and secure full referencing of your tenants
- Complete a full "check-in" procedure with the tenant(s), including signing of the tenancy agreement and property inventory check
- Transfer all utilities to the tenant (including taking meter readings)
- Collect rent monthly by Standing Order
- Provide you with a monthly statement of income / expenditure
- Carry out quarterly inspections of your property
- Pay monthly rent directly into your Bank Account
- Arrange and carry out minor (or emergency) repairs brought to our attention, up to a specified value agreed individually with you
- Hold a six week dilapidation deposit on your behalf
- Carry out a full "check-out" procedure, including a dilapidation inspection
- We maintain a flexible attitude, and may be able to adapt our service if required to meet our client's individual circumstances and needs.
Our ongoing property management commission is only 10% of gross monthly rental payments.
Our Tenant Find only service is a one off fee of £295. There are no other standard fees or charges.
No up-front charges - nothing to pay until a tenant moves in and starts paying the rent.
There is also no VAT to pay giving you even greater return on your investment.
We are particularly committed to investment Landlords and reductions on the above rates are available on multiple property portfolios.

- Monthly e-mail rent statements
- Periodic visits with written report
- Management of issues and emergencies
- Management of all repairs and maintenance issues as detailed in our terms of business
- Management of the tenancy including tenancy extensions and rent increases
- Management of the end of tenancy and property vacation.
